Eel Pond Overlook

Edgartown, MA

Atop a knoll beside Eel Pond, this new-build home forgoes a conventional orientation. Its rear faces the road, so its primary living spaces can look over the street to the pond and ocean beyond, maximizing sunlight and views. The main entry, motor court, and carriage house sit on the opposite side, accessed by a curving drive.

Inside, a spacious foyer connects—through a wide, cased, columned opening—to the central great room, comprising living and dining areas. Opposite, French doors open to a central covered porch, which frames coveted Eel Pond vistas. This porch and the two flanking it veil views into the home from the street.

The carriage house and main house are situated far enough from the pool that they don’t cast shadows over it, allowing swimmers and sunbathers to enjoy the lovely morning and evening light. The carriage house, however, does sit just near enough to the pool that it doubles as a cabana in summer.
